Extra mesh getting added in mesh region

Hi All,
I am trying to mesh a heat exchanger. It have 3 regions. Gas (gray), Water (green) and solid body (red).
The problem is after splitting the mesh from cellZones to regions using

Code:

splitMeshRegions -cellZonesOnly -noFunctionObjects -overwrite

command the gas region contains some of the water and solid body elements and some of the elements are from outside. Otherwise I am ok with the mesh.
Kindly refer pictures.
How to manage that mesh? Means I need to,
- move some mesh of gas to water,
- move some mesh of gas to solid and
- remove which is not in the geometry.
